DarwinPW Realty/CORFAC International is pleased to announce that Associate Marc Hale represented an undisclosed HVAC manufacturing company in its acquisition of a 50,000 square foot building at 2500 Production Drive in St. Charles, IL. The business is expanding and will be moving from a location in Elk Grove Village.
“This property allowed the purchaser to expand into a larger facility and own their own property,” says Hale. “With the larger facility, the purchaser is now able to grow their business beyond what was possible at their previous location.”
The Class B facility features 21-foot clear height, seven docks, one drive-in door, heavy power and 1,500 square feet of office space with 55 parking spaces. The new facility will accommodate the HVAC company’s growing business and workforce for years to come.

Erin Cibula has been named CFO, while Brendan Sheahan, Nick Krejci, and Matt Lewandowski have been promoted to Principal.

In her new role as CFO, Erin Cibula will continue to manage Darwin’s asset management and accounting departments, as well as lead its operations, finances, and human resources. At Darwin, she has procured more than $450 million in loan and equity funds for Darwin’s investment portfolio. She is a licensed real estate broker in the state of Illinois. She holds an MBA from Northwestern University Kellogg School of Management.
Mr. Sheahan recently celebrated his tenth anniversary at Darwin. As principal, he will lead the team in sales and leasing in the I-88 corridor, Fox Valley, and the Elgin I-90 Corridor. In the past decade with Darwin, he has worked on dozens of leases, sales and sales/leasebacks of more than 100,000 square feet in Illinois and Indiana, and Wisconsin
As principal, Mr. Krejci will focus on leading the brokerage team in the Central DuPage, O’Hare, and I-88 submarkets. He has completed more than 3.1 million square feet of transactions totaling $175 million in his six years with Darwin, and has worked on several transactions around the country through the CORFAC International network of brokers.
Mr. Lewandowski will continue to work on investment sales, owner representation, and tenant representation as he has in the last 20 years at Darwin. He has participated in more than $940 million in transactions with the firm since 2002.

Darwin Realty completed the sale of 90,000 square feet at 501 Davis Road in Elgin, Illinois. Noel S Liston, Principal was the sole broker in this off-market transaction. The 90,000 square foot building was owned and occupied by Chicago Logistic Service, a privately held Elgin-based transportation and logistics firm. The 501 Davis Road building features seven loading docks, three drive-in doors, 24’ ceilings, 5,000 square feet of office space and provided I-90 tollway visibility. The building was purchased by Navis Industries, also an Elgin-based company, who provides plastic packaging films. IMPEX GLS, a freight forwarding and supply chain management company, has leased 32,477 square feet within a 124,028 square foot building located at 2475 Touhy Avenue in Elk Grove Village, IL. The tenant selected the building because of its heavier office footprint and loading capabilities. The new, high-image industrial building is located close to O’Hare International Airport with access to multiple expressways. Liston and Krejci worked on behalf of IMPEX GLS and Colliers International’s Tom Rodeno represented the landlord, PPF Industrial 2475 Touhy Avenue, LLC.
In the final lease, sound system and equipment provider Gary Gand Music, Inc. was represented by Liston and Krejci in its renewal of 11,870 square feet of space within the 54,130 square foot building at 1107 Mark Street in Elk Grove Village, IL. Chicagoland is a warehouse affiliate member of the National Association of Chemical Distributors. They also operate a food grade facility in Bolingbrook, Illinois. Between their Bridgeview and Bolingbrook locations, Chicagoland has 501,000 square feet of warehouse space in the Chicago-market.

A group of over 20 Darwin Realty team members that included brokers, construction department associates, property managers and administrative staff, worked with Lambs Farm to paint the Magnolia Café building, an on-site restaurant that employs many of its residents, and updated landscaping on the facility’s grounds.

In 1965, its founders moved the organization to a 70-acre farm where 250 people with developmental disabilities live and/or work in a nurturing, helpful environment.

(Elmhurst, Illinois – JULY 18, 2016) – Darwin Realty is pleased to announce that Noel S. Liston has completed three transactions totaling 91,000 square feet in the western suburbs.
Noel S. Liston, Principal and Brendan J. Sheahan, Associate, of Darwin Realty represented DCT Industrial in their lease of 1575-1595 High Point Drive in the DCT Business Center Elgin. The 32,000 square foot unit was leased to Dynacast, Inc. as an expansion to their existing facility within the park. The building features 18’ clear ceilings, 17 exterior docks, 2 grade-level doors and 2,800 square feet of office space.
In a separate transaction, Noel S. Liston and Doug R. Pilcher, Vice President of Darwin Realty, represented DCT in their lease to Marvel Engineering. The 33,000 square foot unit at 450 Lombard Road in Addison features 4,000 square feet of office space, 24’ clear ceilings, four interior loading docks, and 1600 amps of power at 480 volts. Marvel Engineering was represented by Adam M. Haefner, Director of Brokerage Services at Darwin Realty. This marks the second lease transaction in the past 90 days at the 450 Lombard Road building and brings the facility to 100% occupancy.
Lastly, Noel S. Liston represented ownership in their lease of 26,000 square feet at 2525 Bath Road in Elgin to Compass Automation. The Bath Road unit features 24’ clear ceilings, three exterior loading docks, and 5,000 square feet of office. Compass Automation will be expanding and relocating from their current Elgin facility. Josh Feldman of Cushman & Wakefield represented the tenant.

(Elmhurst, Illinois – June 20, 2016) – Darwin Realty is pleased to announce the firm completed the sale of a 70,796 square foot warehouse at 925-1065 Chase Avenue in Elk Grove Village, Illinois. Darwin Realty Principal Richard G. Daly represented the seller, Hicks Properties LLC in the transaction.
TMI Properties LLC has purchased the two-tenant facility which is divided into 41,000 square foot and 29,000 square foot spaces as an investment. The smaller space is occupied by Filter Services, Inc. with a long-term lease, allowing the buyer to purchase the building with existing income already in place and occupy the balance of the building. The 20’ clear building features 11 docks, three drive-in doors and parking for 115 cars. The offices within the building have been recently renovated.

(Elmhurst, Illinois – June 14, 2016) – Darwin Realty is pleased to announce the firm completed a new lease on a 58,627 square foot warehouse and office space for Porreca Freight at 1850 Greenleaf Avenue in Elk Grove Village, Illinois. Darwin Realty’s President Richard G. Daly represented the tenant in the transaction.
Porreca Freight, a company that provides full local pick up and delivery services throughout the Chicago area, is expanding its warehouse and office. They selected the free-standing building because of its high velocity loading capacity in the heart of the O’Hare market, 11 exterior docks, two drive-in doors, 16’ foot ceiling clear heights andample parking.
According to Daly, “There is a shortage of buildings in the O’Hare market with abundant loading and trailer parking. The new location will give my client flexibility to warehouse and deliver their clients’ product on a timely basis.”
Colliers International’s Jonathan Kohn and Tom Rodeno represented the landlord in the transaction.

(Elmhurst, Illinois – March 9, 2016) – Darwin Realty & Development Corporation announced that industrial associate Jeff Provenza has recently been promoted to Vice President. Mr. Provenza offers a full range of brokerage services including tenant representation, owner representation, build-to-suit projects, site selection, and investment acquisition and disposition services.
Mr. Provenza is very active in the O’Hare and West Cook industrial market and in 2015 completed over 780,000 square feet in transactions totaling more than $27 million in value, including the sale of a 263,668 square foot multi-tenant building and the redevelopment sale of a 21-acre site.
Mr. Provenza joined Darwin Realty in 2010 and, prior to his real estate career, performed regulatory and consulting work for the commodities industry. He further utilized his financial and accounting skills as an internal auditor and senior financial analyst for Nalco/Ecolab (NYSE:ECL).
Mr. Provenza attended the University of Illinois Urbana-Champaign and earned a Bachelor’s degree in Finance.
