Darwin Realty/CORFAC International Associate Mandy Lewandowski represented Welbic Investments, a private investor made up of members of the Cibula and Lewandowski families, in the renewal of six leases in its properties throughout Chicago’s western suburbs. As industrial space becomes increasingly hard to find, many tenants are remaining in place to save time and money by remaining in well-maintained buildings.

“These buildings are well-located and kept up to the highest standards in the industry,” Lewandowski says. “Many of these tenants have occupied their spaces for many years, and they plan to continue to do so, especially as industrial vacancies fall in the Central DuPage and I-88 submarkets.”

At 3705 Stern Avenue/612 Stetson Avenue in St. Charles (one building with two addresses), Lewandowski represented Welbic IV St. Charles 370 LLC in an 11,598 square foot lease renewal to UV Specialties and a 9,156 square foot lease renewal to Cougar Packaging. Lewandowski was the sole broker in both lease renewals. These renewals keep the building at 100% occupancy.

Also in the far western suburbs, Lewandowski represented Welbic III Aurora 902 LLC in its renewal of an 11,000 square foot lease to Farwest Corrosion Control Company at 910 Industrial Drive, Aurora. The 43,000 square foot building is located just minutes from the four-way interchange of I-88 and Route 31.

Lewandowski represented Welbic III Downers Grove 2460 LLC in a 4,500 square foot lease renewal to Butterfield Electric at 2470 Wisconsin Avenue in Downers Grove and Welbic III Downers Grove 2500 LLC in a 4,500 square foot lease renewal to Dee Givens & Co. at 2510 Wisconsin Avenue in Downers Grove. The buildings are part of Ellsworth Industrial Park. Each building has eight units that remain fully occupied. Lewandowski was the sole broker in both transactions.

At 912 S. Westwood Avenue in Addison, Lewandowski represented Welbic III Addison 900 LLC in a lease renewal to RTS Fiber Optics. Darwin Associate Chris Mergenthaler represented the tenant. The building offers easy access to both I-355 and I-290.
