    DarwinPW Realty/CORFAC International is pleased to announce that Associate Marc Hale represented an undisclosed HVAC manufacturing company in its acquisition of a 50,000 square foot building at 2500 Production Drive in St. Charles, IL. The business is expanding and will be moving from a location in Elk Grove Village.

    “This property allowed the purchaser to expand into a larger facility and own their own property,” says Hale. “With the larger facility, the purchaser is now able to grow their business beyond what was possible at their previous location.”

    The Class B facility features 21-foot clear height, seven docks, one drive-in door, heavy power and 1,500 square feet of office space with 55 parking spaces. The new facility will accommodate the HVAC company’s growing business and workforce for years to come.

    The seller, Hill & Smith, was represented by SVN Landmark’s Brian Lindgren.

    (Elmhurst, Illinois –October 16, 2019) – Darwin Realty is pleased to announce the firm has completed a sale and two lease transactions in Elgin, IL totaling over 218,000 square feet.

    Darwin Realty completed the sale of 90,000 square feet at 501 Davis Road in Elgin, Illinois. Noel S Liston, Principal was the sole broker in this off-market transaction. The 90,000 square foot building was owned and occupied by Chicago Logistic Service, a privately held Elgin-based transportation and logistics firm. The 501 Davis Road building features seven loading docks, three drive-in doors, 24’ ceilings, 5,000 square feet of office space and provided I-90 tollway visibility. The building was purchased by Navis Industries, also an Elgin-based company, who provides plastic packaging films. Navis Industries is relocating to the Davis Road building from a 25,000 square foot building they own in Elgin.  Consideration for the sale was in excess of $5,000,000. (more…)

    (Elmhurst, Illinois – June 12, 2019) – Darwin Realty is pleased to announce the firm’s Principal Noel S. Liston and Associate Nick Krejci represented four end users in their purchase or lease of new space in suburban Chicago. The two sales and two leases totaled 69,687 square feet, all in high-quality buildings with good access to major highways.

    “The new buyers and tenants were pleased to find this rare space in today’s market,” Liston says. “Many businesses are currently expanding, leaving less quality space available for users who are looking to move.”

    Liston and Krejci represented a private investor in their purchase of 820 McArdle Drive in Crystal Lake, IL. The high-image precast multitenant 15,840 square foot building was fully leased at the time of the sale. The facility attracts long-term tenants and is expected to remain fully leased with good cash flow for the foreseeable future. The seller, Dakota-Crystal Lake, LLC, was represented by Premier Commercial Realty’s Tina Kropke and Heather Schweitzer.

    In another sale transaction, Liston and Krejci represented DRB Enterprises in the sale of their 9,500 square foot building at 1160 Abbott Drive in Elgin, IL to tool grinding machine manufacturer J. Schneeberger Corp. The free-standing building with access to I-90 via Route 31 and Randall Road offers the buyer a space to demonstrate their machinery to their customers.

    IMPEX GLS, a freight forwarding and supply chain management company, has leased 32,477 square feet within a 124,028 square foot building located at 2475 Touhy Avenue in Elk Grove Village, IL. The tenant selected the building because of its heavier office footprint and loading capabilities. The new, high-image industrial building is located close to O’Hare International Airport with access to multiple expressways. Liston and Krejci worked on behalf of IMPEX GLS and Colliers International’s Tom Rodeno represented the landlord, PPF Industrial 2475 Touhy Avenue, LLC.

    In the final lease, sound system and equipment provider Gary Gand Music, Inc. was represented by Liston and Krejci in its renewal of 11,870 square feet of space within the 54,130 square foot building at 1107 Mark Street in Elk Grove Village, IL. The site has great access to highways, allowing the business to access concert venues and other job sites it needs to reach throughout the Midwest. The REIT building owner was represented in-house.

The garage door parts supplier was looking for a larger space in the same area to expand its growing business.

    GDS is relocating and expanding from a 5,000 square foot location at 4027 Fleetwood Drive in Franklin Park, IL, more than doubling its existing space. The tenant selected the new location because of its easy access for its customers and ability to retain its employees by staying in the same region. The property is close to O’Hare International Airport and several major highways. It has a 14’ clear height ceiling, two docks, and one drive-in door.

    “As a growing company, GDS was looking for a much larger location with good access to supply its customer with the garage parts they need,” Provenza says. “This O’Hare warehouse gives the tenant a good central location from which to do its business.”

    Paine Wetzel’s Terry Lynch represented the building owner, Schiller 9405 LLC, in the transaction.

    Darwin Realty announced that Chicagoland Quad Cities Express has renewed their lease for a 412,405 square foot distribution compound in Bridgeview, Illinois.

    Chicagoland Quad Cities is a 50-year-old third-party logistics and transportation company that specializes in warehousing and transportation services for many well-known companies.  Chicagoland is a warehouse affiliate member of the National Association of Chemical Distributors.  They also operate a food grade facility in Bolingbrook, Illinois.  Between their Bridgeview and Bolingbrook locations, Chicagoland has 501,000 square feet of warehouse space in the Chicago-market.

    (Elmhurst, Illinois – June 14, 2018) – Darwin Realty is pleased to announce a sale and leaseback transaction at 502 Vista Avenue in Addison, Illinois.  Darwin’s principal, Noel S. Liston, and associate, Nick Krejci, were the sole brokers in the transaction. AIM, Incorporated (seller) will lease the facility back for the next several years. The building is 37,560 square feet and features 4,300 square feet of nicely appointed office and heavy power. The property was purchased by Westwind Industrial, a general contractor specializing in medical, industrial and commercial property reutilization, for $2,000,000.

    In Glendale Heights, Liston and Krejci represented the seller, Comtelco Industries, in the sale of their 13,500 square foot facility at 501 Mitchell Road.  The purchaser, IVM Chemicals, Inc., was represented by G. Pat Ryan with Combined Commercial Realty. IVM Chemicals, Inc. is a European-based distributor of industrial chemicals and pesticides and will occupy the building upon renovation which is being completed by Peak Construction.  The building was purchased for just under $1,000,000.

    CHICAGO, August 17, 2017 — Bridge Development Partners, LLC, has announced the sale of four industrial buildings totaling 491,010 square feet in Chicago’s O’Hare market. The portfolio sale price was $69,275,000. Concurrently, Bridge acquired a 48-acre land site in nearby Franklin Park, IL for $27M and was brokered by Jeff Provenza of Darwin Realty. Bridge plans to develop three additional buildings totaling 656,189 square feet.

    (Elmhurst, Illinois) – Darwin Realty is pleased to announce the firm’s Vice President Jeffrey Provenza and Managing Broker George Cibula represented the seller in the disposition of a 160,000 square foot warehouse facility located at 950 S. 25th Avenue in Bellwood, Illinois. In this transaction, 950 S. 25th Avenue LLC sold the building to U-Haul/AMERCO Real Estate Company for use as a truck rental and self-storage facility. This will represent an expansion for U-Haul/AMERCO who represented themselves in the transaction.

    “This transaction takes an older industrial building and repurposes it to a higher and better use,” Cibula says. “As the market continues to tighten, we expect to see more reuse of outdated buildings such as this one.”

    The building features 11,500 square feet of office space, 5,000 square feet of cooler space, 12.5-foot to 19.5-foot clear height ceilings, 14 exterior docks and two interior docks. U-Haul chose this site due to its proximity to I-290 and the large parking lot on the 8.3-acre site with truck parking. The new owner will take occupancy of the building in October.
