(Elmhurst, Illinois – June 12, 2019) – Darwin Realty is pleased to announce the firm’s Principal Noel S. Liston and Associate Nick Krejci represented four end users in their purchase or lease of new space in suburban Chicago. The two sales and two leases totaled 69,687 square feet, all in high-quality buildings with good access to major highways.
“The new buyers and tenants were pleased to find this rare space in today’s market,” Liston says. “Many businesses are currently expanding, leaving less quality space available for users who are looking to move.”
Liston and Krejci represented a private investor in their purchase of 820 McArdle Drive in Crystal Lake, IL. The high-image precast multitenant 15,840 square foot building was fully leased at the time of the sale. The facility attracts long-term tenants and is expected to remain fully leased with good cash flow for the foreseeable future. The seller, Dakota-Crystal Lake, LLC, was represented by Premier Commercial Realty’s Tina Kropke and Heather Schweitzer.
In another sale transaction, Liston and Krejci represented DRB Enterprises in the sale of their 9,500 square foot building at 1160 Abbott Drive in Elgin, IL to tool grinding machine manufacturer J. Schneeberger Corp. The free-standing building with access to I-90 via Route 31 and Randall Road offers the buyer a space to demonstrate their machinery to their customers.
IMPEX GLS, a freight forwarding and supply chain management company, has leased 32,477 square feet within a 124,028 square foot building located at 2475 Touhy Avenue in Elk Grove Village, IL. The tenant selected the building because of its heavier office footprint and loading capabilities. The new, high-image industrial building is located close to O’Hare International Airport with access to multiple expressways. Liston and Krejci worked on behalf of IMPEX GLS and Colliers International’s Tom Rodeno represented the landlord, PPF Industrial 2475 Touhy Avenue, LLC.
In the final lease, sound system and equipment provider Gary Gand Music, Inc. was represented by Liston and Krejci in its renewal of 11,870 square feet of space within the 54,130 square foot building at 1107 Mark Street in Elk Grove Village, IL. The site has great access to highways, allowing the business to access concert venues and other job sites it needs to reach throughout the Midwest. The REIT building owner was represented in-house.

(Elmhurst, Illinois –April 30, 2019) – Darwin Realty is pleased to announce the firm’s Vice President Jeffrey Provenza and Associate Rollo Dace represented GDS Garage Door Supplies, Inc., in its new lease of 23,375 square feet at 9405 River Street in Schiller Park, IL. The garage door parts supplier was looking for a larger space in the same area to expand its growing business.
GDS is relocating and expanding from a 5,000 square foot location at 4027 Fleetwood Drive in Franklin Park, IL, more than doubling its existing space. The tenant selected the new location because of its easy access for its customers and ability to retain its employees by staying in the same region. The property is close to O’Hare International Airport and several major highways. It has a 14’ clear height ceiling, two docks, and one drive-in door.
“As a growing company, GDS was looking for a much larger location with good access to supply its customer with the garage parts they need,” Provenza says. “This O’Hare warehouse gives the tenant a good central location from which to do its business.”
Paine Wetzel’s Terry Lynch represented the building owner, Schiller 9405 LLC, in the transaction.

CHICAGO, August 17, 2017 — Bridge Development Partners, LLC, has announced the sale of four industrial buildings totaling 491,010 square feet in Chicago’s O’Hare market. The portfolio sale price was $69,275,000. Concurrently, Bridge acquired a 48-acre land site in nearby Franklin Park, IL for $27M and was brokered by Jeff Provenza of Darwin Realty. Bridge plans to develop three additional buildings totaling 656,189 square feet.
“In Chicago, and our other U.S. markets Bridge has had some success in developing state-of-the-art distribution facilities in infill locations like O’Hare that are highly desirable to a number of different industrial users,” said Steve Groetsema, Principal and Chicago Market Officer at Bridge Development Partners. “It’s not surprising to see these facilities preleased or leased soon after completion, making them very liquid to investors, and enabling us to buy additional strategically located sites for development.” (more…)
