Darwin Finds Several Solutions for TA Associates in O’Hare Submarket
Brokerage team inks nearly 400,000 square feet in new deals
(Elmhurst, Illinois) – Darwin Realty is pleased to announce that the firm has recently completed 393,000 square feet of transactions on behalf of client TA Associates including one of the largest industrial leases in 2014 in the O’Hare submarket.
Two leases that closed in late 2014 bring 3501 Mt. Prospect Road in Franklin Park, Illinois, to 100 percent leased. Darwin Principal Richard G. Daly, SIOR, represented TA Associates in both transactions. The building is on 14.5 acres near the future Irving Park Road overpass and features 11,285 square feet of office space, a 24-foot clear ceiling height and 41 exterior docks. The Darwin team and TA Associates worked closely with the Village of Franklin Park to obtain the Cook County Class 6 real estate tax incentive.
Coregistics, which is expanding from a Wheeling, Illinois site, leased 261,804 square feet. In the second transaction Sonoco, which is also expanding, is using this site as an auxiliary location to its other Franklin Park location and leased 100,706 square feet. In the transactions, Robin Stolberg and Chris Tomasulo of JLL represented Coregistics while Mike Fonda and Annie Koch from Avison Young represented Sonoco.
Daly also represented TA Associates in late 2014 in the disposition of 2500 Brickvale Drive in Elk Grove Village, Illinois, and the leasing of 1723-57 Marshall Drive in Des Plaines, Illinois. The 12,000 square foot Elk Grove property was sold to a user.
An 18,900 square-foot-lease was consummated at the Des Plaines property. The building is close to the O’Hare International Airport’s north entrance and features 20-foot clear ceiling heights, two interior docks and a drive-in door as well as 35- x 40-foot bay sizes. Daly is the leasing agent for an additional 26,725 square feet at the building.
